Kykkos Monastery’s Major Investment to Reshape Traffic in Central Nicosia

Transport Minister Alexis Vafeades has briefed Parliament on a series of roadworks planned to prevent further traffic deterioration in the area.

 

A major investment worth tens of millions of euros on land owned by Kykkos Monastery in central Nicosia is set to bring extensive changes to the road network around Engomi, in an effort to limit further pressure on an already congested area.

The land parcel, located opposite the European University Cyprus, is considered one of the most valuable in the country. It borders Georgiou Griva Digeni Avenue to the north, Agiou Prokopiou Avenue to the east, Makedonias Avenue to the south, and Nikou Kranidioti and Avraamidi streets to the west.

The development covers 331,450 square metres and is expected to be divided into eight large plots for residential and commercial use. Plans include, among other projects, a shopping centre that will house a new Alphamega supermarket, a luxury hotel, a private hospital and student residences. Work is already under way on one of the plots for the construction of luxury apartments. The existing Engomi Health Centre, which is located within the development site, will continue to operate.

Transport, Communications and Works Minister Alexis Vafeades, replying to a parliamentary question submitted by MP Irene Charalambidou on 18 May 2026, outlined the ministry’s plans to ease traffic congestion in the area.

According to the minister, following an extensive assessment of the Traffic Impact Study and decisions by the relevant technical committees, access points to the development have been set on Griva Digeni, Archangelou, Makedonias and Nikou Kranidioti avenues.

A number of conditions have also been imposed, including road upgrades and traffic management measures. These include the widening and improvement of Nikou Kranidioti Street to four lanes, works on part of Makedonias Avenue, the creation of a service road and the construction of a roundabout at the junction of Kranidioti and Makedonias, in line with the area’s planning framework.

The plans also provide for the creation of pedestrian and cycling routes, as well as bus infrastructure within the road network of the development.

Junctions to Be Upgraded

The ministry has also called for upgrades at key junctions in the area. At the junction of Griva Digeni and Kranidioti, an additional left-turn lane will be created on the eastern and southern arms of the junction.

At the Archangelou and Makedonias roundabout, an additional dedicated left-turn slip lane will be created on the western arm. A similar dedicated left-turn slip lane is planned for the northern arm of the proposed roundabout at the junction of Nikou Kranidioti, Makedonias and Archangelou.

Vafeades also said emphasis would be placed on public transport and sustainable mobility through a series of specific measures.

Separately from the Kykkos Monastery development, the relevant departments, namely the Public Works Department and the Department of Town Planning and Housing, are also working to promote the implementation of the Makedonias Avenue planning project, from its junction with Nikou Kranidioti Avenue to Papakyriakou Avenue.

Efforts are also under way to advance the Alexandroupoleos Avenue planning project in Strovolos, which will connect Archangelou Avenue with Strovolou Avenue.
